We serve our guests with carefully selected wine, local craft beer and hand-crafted cocktails that complement the selection of tapas, pizzas, and burgers that we love to eat.

Where are we?
Based in the heart of Leamington Spa , there has been a pub or bar or restaurant on the corner of Clarendon Street and Warwick Street for as long as anyone can remember.
Originally called the Kings Arms or the Old Kings Arms and run by Hunts Edmunds brewery we are proud to continue to serve libations from this historic location.
About Leamington Spa
We are really spoilt in Leamington, there are a ton of independent places you can eat and drink and this creates a foodie scene second to none. We are proud to be a part of this community and we are always trying to add value to the place we live and the town we love.
We work with local providers wherever possible so you know that your food and drink has been provided by local farmers, brewers and bakers and has travelled short distances to reach your plate.
The garden room was created when the owners of 44 enclosed the garden to incorporate it into the rest of the building, creating a light and airy room with a glass roof to bring the outdoors in whilst protecting you from the great British weather! Our cosy soft seating area is perfect for a relaxed drink but turns into a stage when we get livelier with our live music and comedy nights.
The courtyard at 44 is a hidden gem in the town centre whether you’re looking to enjoy a drink in the afternoon sun or dine al fresco when then the weather permits.
Our function room provides an intimate dining space that seats 20 people where we host private parties and events. It is also used by several Local clubs in the community for meetings. Get in touch to talk about how we can welcome your family/ team/squad/group/crew for your next event.
Leaving no space unloved…even the cellar is an area we are very excited about! Watch this space as we have big plans for brewing local Windmill Hill beers on site soon.
